If a bank has already said no
A decline is rarely the end of it.
Usually it means the application did not fit that particular lender's policy, not that you cannot borrow. I look at why it was knocked back, then either fix the underlying issue or take it to a lender whose policy actually suits your circumstances. Bring the decline letter with you if you have one.

Fifteen minutes, usually on the phone. You tell me what you are trying to do. I tell you what is realistic, including if the honest answer is not yet.

I build the case
I work out which lenders genuinely fit your situation, then put the application together so it reads the way you would explain it yourself. This is the part that decides the answer, and it is the part most people never see.

I do the running
Documents, follow ups, chasing the lender for a decision. You get updates without having to ask me for them, right through to settlement and after it.

I have spent more than 20 years in financial services, including 14 years with one of Australia's major banks in executive roles. I have seen how lending decisions get made from the inside, which is exactly why I now sit on the other side of the table.
Running Prowest Financial Solutions, I am also a self employed business owner. So when a client tells me their income does not fit a neat little box, I know the feeling. A lot of the work I am proudest of has been for people who had already been told no somewhere else. The things worth knowing before you call.
What does a mortgage broker cost me?
In most cases, nothing. We're paid a commission by the lender once your loan settles, and it doesn't change the rate you get. A small number of complex or commercial applications attract a fee. If that applies to you, we tell you in writing, with the amount, before you commit to anything.
How much can I borrow?
It depends on your income, existing debts and commitments, living expenses, credit history and which lender you go to. Two lenders can assess the same person and land tens of thousands apart, which is exactly why it's worth having someone check more than one. Our calculator will give you a rough range. A fifteen minute conversation will give you a real one.
How long does approval take?
For a straightforward application, pre-approval usually takes a few days, and formal approval one to two weeks after a full submission. More complex files, such as self-employed, multiple entities or unusual security, take longer, though often less than people expect. The biggest cause of delay is almost always waiting on documents, so we tell you up front exactly what to gather.
I'm self-employed. Can I still get a home loan?
Yes. Most lenders want two years of tax returns and financials, but plenty will work with one year, and some will assess on business bank statements or an accountant's declaration instead. The trick is knowing which lender reads your situation the way you'd explain it, and presenting the numbers properly. This is the work we do most.
What documents do I need to get started?
To begin: photo ID; recent payslips, or if you're self-employed, two years of tax returns and financials; three to six months of bank and credit card statements; and details of any existing loans. If you're buying, the contract of sale. We'll send you a checklist tailored to your situation so you're not guessing.
What government schemes am I eligible for as a first home buyer in WA?
Depending on your income, the price bracket you're buying in, and whether you're buying established or building, you may be able to use the First Home Owner Grant, stamp duty concessions, the federal Home Guarantee Scheme, or Keystart. Some of these can be combined and some can't, and the eligibility thresholds change from time to time. We'll check what you qualify for as at the day you apply.
Do I have to come into the office?
No. We work with plenty of clients we've never met in person, by phone, video and email, with almost everything signed electronically. If you'd rather sit down together, we're at Level 28, 140 St Georges Terrace in the Perth CBD.
